Institutional heritage
I have sold it, developed it, managed it and owned it. That is the perspective you get on every recommendation.

Will Beaubien · Principal & Managing Advisor
Beaubien & Company is a private real estate advisory practice built for discerning investors who value absolute discretion and institutional-grade precision. By deliberate design, I work with a selective number of clients at any given time, handling every engagement, underwriting model, and negotiation personally.
I began my career over two decades ago at the intersection of commercial investment sales and asset management, sharpening my expertise in high-stakes triple-net (NNN) corporate lease transactions nationwide. Over 22 years, my portfolio expanded across all major asset classes to include complex ground-up developments, property management lifecycles, and a deeply specialized niche in luxury wine country estates and operational vineyards.
I founded this bespoke, off-market practice because the world's finest assets, and the most sophisticated capital, demand an environment free from public market noise, where privacy is protected and value is preserved through direct, principal-to-principal advocacy.

Representative experience
I have represented buyers and sellers of single-tenant properties net leased to national brands, along with larger office and industrial buildings leased to credit tenants. These are the categories I have worked in most. Out of respect for client confidentiality, I never publish the details of specific transactions.

Tenants such as Starbucks, on long-term corporate leases.

Tenants such as 7-Eleven, often with fuel.

Tenants such as Walgreens and CVS.

Franchised fast-food locations, from single units to multi-unit operators.

Large office properties net leased to credit tenants.

Industrial buildings net leased to credit tenants.
A typical engagement
An owner holds a pharmacy on a corporate-guaranteed lease and wants to sell. Buyers are often investors in a 1031 exchange working against a deadline.
Underwrite the lease and the tenant's credit, price the asset against comparable trades, and bring it to qualified buyers privately.
A clean, confidential sale for the owner, and a buyer whose exchange closes on time.
Brand names identify tenants of properties on which I represented a buyer or seller. They do not imply endorsement by, or affiliation with, those companies.
A short, confidential conversation is the place to start.
